Light Industrial Real Estate

The City of Prince George has light industrial real estate opportunities close to major transportation networks and utility corridors. Each light industrial site is well-connected to key markets in Asia and across North America. The sites are also close to the trans-continental CN rail line and to Provincial Highway 97 with easy access to the Prince George International Airport as well as the Port of Prince Rupert and Port Metro Vancouver.

BCR Industrial Area

Located a few kilometres away from the intersections of Highways 16 and 97, the BCR Industrial Area is close to major transportation networks, utility corridors, and downtown Prince George.

Carter Light Industrial Area

Bordered by Provincial Highway 97 on the east, 15th Avenue to the north, and Massey Drive to the south, the Carter Light Industrial Area is close to major transportation networks and utility corridors with direct access to Highway 97 and is three kilometres away from Highway 16.

Located just north of downtown Prince George, the Nechako Light Industrial Area is close to major transportation networks and utility corridors.

Queensway Light Industrial Area

The Queensway Light Industrial Area borders Provincial Highway 16 and is close to major transportation networks and utility corridors, with direct access to Highway 16. The area is also 5 km from Highway 97 and 9 km from the Prince George International Airport.

Heavy Industrial Real Estate

Prince George is the largest municipality within the Regional District of Fraser-Fort George and offers many industrial land development opportunities for manufacturers looking to locate along the Northwest Transportation Corridor.

Supported by British Columbia's rich forest and mining resources, Prince George is a service and supply hub for natural resource, construction, and other sector activities throughout Northern BC. Factors driving the continued expansion of the regional economy include:

  • New Asian markets for traditional forest products.
  • Development of a forest-based bioenergy sector with strong export ties to Europe.
  • Continued growth of mining as well as oil and gas operations across Northern BC.
  • A strong public sector including education, healthcare and government services.
Available Heavy Industrial Sites

Clear Lake

Clear Lake heavy industrial site.Located 20 km south of Prince George and close to major transportation networks and utility corridors, the Clear Lake site offers good access to Highway 16 and hydro electrical infrastructure. It is partially developed, with an old sawmill located on the site. This heavy industrial site offers approximately 800 hectares (2,000 acres) of prime industrial Crown land. Parcel sizes are available as needed.



Hart North

Hart North heavy industrial site.The Hart North site is located 30 km north of Prince George, adjacent to the CN Rail line and Highway 97, which allows for easy access to the Prince George International Airport and the Ports of Prince Rupert and Vancouver. A well-maintained industrial Forest Service Road runs through the entire site. More than 400 hectares (1,000 acres) of prime industrial Crown land is currently available. Parcel sizes of 40 hectares (100 acres) or larger are available as needed.



Isle Pierre

Isle Pierre heavy industrial site.The Isle Pierre industrial site is located 45 km west of Prince George and is in close proximity to major transportation networks and utility corridors. The CN Rail line runs 0.5 km to the north of the site. There is currently an operating sawmill on site. The site offers over 400 hectares (1,000 acres) of prime industrial private and Crown land. Parcel sizes are available as needed.



Willow Cale

Willow Cale heavy industrial site.The Willow Cale industrial site is located 2 km south of Prince George and is in close proximity to existing industrial development and utility corridors. The site is next to the trans-continental CN Rail line and hydro infrastructure, connected to Highway 97, and has easy access to the Prince George International Airport, as well as the Ports of Prince Rupert and Vancouver. The site offers up to 340 hectares (840 acres) of prime industrial private land. Parcel sizes ranging from 32 hectares to 160 hectares are available.
